About Chennai

Chennai, the capital of Tamil Nadu, is one of India's four original metropolitan cities and the commercial and cultural gateway of South India. Home to over a crore people in its metropolitan area, the city combines a deep-rooted traditional character — its temples, classical music, Marina shoreline and filter-coffee mornings — with one of the country's strongest industrial and professional economies.

The city is a national leader in automobile manufacturing, earning the name "Detroit of India" for the car and component plants along its western and southern corridors. It is equally a major centre for information technology and software services along the OMR corridor, for healthcare — Chennai is widely regarded as India's medical capital, drawing patients from across the country and abroad — and for banking, ports, leather, and engineering trades. Employment across these sectors sustains steady, end-user-driven housing demand.

Chennai's residential market is known for being conservative and end-user led rather than speculative. Growth has historically followed its great road arteries — Anna Salai and Poonamallee High Road within the city, and the OMR (IT Corridor), GST Road (airport and southern suburbs), ECR (coastal), and NH4 (western industrial belt) beyond it — with the Metro network now reshaping connectivity across all of them.

Areas of Chennai

Chennai grows in corridors. Each zone below has its own character, price band, and buyer profile.

Central Chennai — T. Nagar, Nungambakkam, Alwarpet, Mylapore, Adyar

The city's most established and prestigious addresses. T. Nagar is the retail heart; Nungambakkam and Alwarpet carry old-money residential streets and institutions; Mylapore is the cultural core around Kapaleeshwarar Temple; Adyar blends greenery, schools and proximity to the IT corridor. Mostly premium apartments and redevelopment of older plots — land is scarce and prices are the city's highest.

North & North-West — Anna Nagar, Kilpauk, Purasawalkam, Perambur, Madhavaram

Anna Nagar is the planned showpiece — wide avenues, parks and a strong professional population — with Kilpauk and Purasawalkam as leafy, well-connected older neighbourhoods beside it. Perambur and Madhavaram to the north offer value housing with improving Metro connectivity, serving the city's traditional trading and railway communities.

OMR / IT Corridor — Perungudi, Thoraipakkam, Sholinganallur, Navalur, Siruseri

The Old Mahabalipuram Road is Chennai's software spine, lined with IT parks from Tidel Park to SIPCOT Siruseri. The largest concentration of new apartment supply in the city — gated communities, high-rises and townships aimed at IT professionals. Farther down the corridor, ticket sizes fall and project sizes grow.

South — Velachery, Madipakkam, Medavakkam, Pallikaranai

Velachery grew from a suburb into a full commercial hub with malls, the MRTS and quick access to both OMR and GST Road. Madipakkam, Medavakkam and Pallikaranai behind it form one of the city's busiest mid-budget belts — dense, family-driven, and popular with first-time buyers working on either corridor.

GST Road — Guindy, Chromepet, Tambaram, Vandalur, Guduvancherry

The airport-and-railway corridor. Guindy is now a business district; Chromepet and Tambaram are established suburbs with generations of residents and strong suburban rail service; Vandalur to Guduvancherry is the affordable-housing frontier, growing with the corridor's colleges, logistics and industrial employment.

West — Porur, Mogappair, Ambattur, Avadi, Poonamallee

The western belt serves the industrial estates of Ambattur and the growing office cluster around Porur and Mount Poonamallee Road. Mogappair and Ambattur offer established mid-market housing; Avadi and Poonamallee extend the belt with value projects, now boosted by Metro expansion works along Poonamallee High Road.

ECR — Thiruvanmiyur, Neelankarai, Injambakkam, Uthandi

The East Coast Road is Chennai's lifestyle corridor — sea-facing plots, villas and low-rise living from Thiruvanmiyur's urban beachside down through Neelankarai and Injambakkam. Buyers here trade commute convenience for the coast; weekend homes and premium villa projects are a distinct market of their own.

Industrial West & Satellite — Sriperumbudur, Oragadam

The manufacturing crescent to the city's west, anchored by global auto and electronics plants. Townships and budget housing here serve the industrial workforce, and long-term buyers bet on the corridor's factory-led growth. Prices are the metro area's most affordable, with horizons measured in decades rather than years.

Property Registration in Chennai

Registration Department, Government of Tamil Nadu

All property registrations in Chennai are handled by the Tamil Nadu Registration Department through its Sub-Registrar Offices across the city and suburbs. The department's official TNREGINET portal is the single source for guideline values, stamp duty and registration fee rates, Sub-Registrar office jurisdiction, encumbrance certificates (EC), and online document services. Rates and values change with government orders — always take the current figures from the official portal.

Getting Around Chennai

Chennai runs on four public networks. The Chennai Metro (CMRL) connects the airport, Central, Anna Nagar and the western corridor, with major expansion lines under construction toward the south and Poonamallee. The suburban railway is the daily workhorse of the GST Road and western belts — Beach to Tambaram and beyond, and lines to Avadi and Gummidipoondi. The MRTS elevated line links Beach to Velachery along the eastern side, serving the OMR's inner end. MTC buses cover everything in between. When judging any area for a home, its distance to a Metro or suburban station is one of the most reliable measures of daily convenience — and of long-term value.
